Job Description

We are seeking an experienced Senior Project Manager to lead projects from planning through completion. This is a high-level position responsible for overseeing every stage of a project, with a strong emphasis on the planning phase, budgeting, and the detailed review of architectural, structural, engineering, MEP, and shop drawings before construction begins.

The ideal candidate has the ability to independently review construction documents, identify issues before they become costly field problems, and ensure every phase of the project is fully coordinated, accurate, and ready for execution.

Responsibilities

  • Lead projects from planning through completion.
  • Review architectural, structural, engineering, MEP, and shop drawings in detail.
  • Identify design conflicts, missing information, constructability issues, code concerns, coordination conflicts, and potential cost impacts before construction begins.
  • Coordinate with architects, engineers, consultants, owners, and subcontractors to ensure plans are complete, accurate, and construction-ready.
  • Prepare, review, and manage RFIs (Requests for Information) to resolve design and construction questions promptly.
  • Manage bidding, budgeting, contracts, scheduling, and overall project planning.
  • Oversee NYC DOB filings, permitting, insurance compliance, and building code requirements.
  • Review contracts with ownership and obtain approvals.
  • Review project billing, payment applications, change orders, subcontractor payments, and overall project financials.
  • Keep projects moving while maintaining quality, budgets, schedules, and deadlines.

Qualifications

  • 5+ years managing large NYC construction projects.
  • Expert knowledge of architectural, structural, engineering, MEP, and shop drawings.
  • Strong knowledge of NYC DOB requirements, permitting, insurance requirements, and building codes.
  • Exceptional attention to detail is essential. The ideal candidate must be able to visualize a project from the plans, identify conflicts, missing details, and potential construction issues before work begins.
  • Ability to independently analyze construction documents, ask the right questions, recognize issues that others may overlook, and ensure every detail is fully coordinated before construction starts.
  • Experience managing RFIs, budgets, bidding, contracts, scheduling, billing, change orders, and project financials.
  • Strong leadership, communication, organizational, and problem-solving skills.
