Avaz Management is seeking an experienced and driven leader in property management to fill the role of Director of Special Projects.

This position is intended to transition into a Regional Asset Manager overseeing properties in the greater St. Louis area.

The role involves managing a unique portfolio that requires significant operational improvements and problem-solving expertise. This is a challenging yet rewarding opportunity for a skilled professional passionate about turning properties around and driving operational excellence.

Compensation:

  • Salary: $120,000–$180,000 annually
  • Benefits: Comprehensive benefits package, including health insurance (company-paid) once properties are stabilized
  • Bonuses:
  • $5 per apartment rented for maintaining 90%+ occupancy, paid biannually.
  • Performance-based milestone raises, with the potential to achieve $250,000 annually within five years.

Responsibilities:

Phase 1: Director of Special Projects

  • Oversee construction projects and coordinate contractors, property management, and residents.
  • Manage material lists, scheduling, bank draws, inspections, and maintenance needs.
  • Ensure units are available for move-ins and review leasing needs.
  • Address deferred maintenance and routine servicing.
  • Oversee monthly spending and operational efficiencies at each property.
  • Develop relationships with current staff and evaluate roles for optimization.
  • Perform general day-to-day operations for all assigned properties.

Phase 2: Regional Asset Manager

  • Lead all aspects of property management, including staff oversight and expense control.
  • Approve purchases, review costs, and conduct market studies for rental adjustments.
  • Perform consistent property tours to stay updated on each property’s needs.
  • Implement aggressive leasing strategies and manage concessions.
